Bu afetin ard\u0131ndan bar\u0131nma, g\u00fcvenlik ve yeniden ba\u015flama \u00fcmidiyle bir\u00e7ok vatanda\u015f Ankara\u2019ya y\u00f6neldi. Ancak bu g\u00f6\u00e7 yaln\u0131zca o d\u00f6nemle s\u0131n\u0131rl\u0131 kalmad\u0131. Yak\u0131n zamanda, \u00f6zellikle \u0130stanbul ve \u00e7evresinde s\u0131k s\u0131k ya\u015fanan art\u00e7\u0131 sars\u0131nt\u0131lar, uzman uyar\u0131lar\u0131 ve medyada s\u0131k s\u0131k g\u00fcndeme gelen b\u00fcy\u00fck \u0130stanbul depremi senaryolar\u0131, insanlar\u0131n yeni bir g\u00f6\u00e7 dalgas\u0131yla Ankara\u2019y\u0131 bir \u201cg\u00fcvenli liman\u201d olarak g\u00f6rmesine neden oldu.<\/p>\n\n\n\n<p>B\u00fcy\u00fck Mara\u015f depremin ard\u0131ndan Hatay, Malatya, Ad\u0131yaman gibi illerden g\u00f6\u00e7 edenlerin ard\u0131ndan; son d\u00f6nemde \u0130stanbul, Kocaeli, Sakarya ve Tekirda\u011f gibi y\u00fcksek riskli b\u00f6lgelerde ya\u015fayan orta s\u0131n\u0131f aileler de Ankara\u2019ya y\u00f6neliyor. Gerek \u00f6\u011frenciler gerekse \u00e7al\u0131\u015fanlar i\u00e7in Ankara hem co\u011frafi g\u00fcvenli\u011fi hem de b\u00fcy\u00fck \u015fehir avantajlar\u0131yla cazibe merkezi haline geldi. Ancak bu durum, ba\u015fkentte pek \u00e7ok yap\u0131sal sorunu da beraberinde getiriyor.<\/p>\n\n\n\n<p><strong>Bar\u0131nma Krizi: Kiral\u0131k Ev Bulmak Neredeyse \u0130mkans\u0131z<\/strong><\/p>\n\n\n\n<p>\u00d6zellikle \u00c7ankaya, Ke\u00e7i\u00f6ren, Etimesgut, Yenimahalle gibi il\u00e7elerde kiral\u0131k daire bulmak ciddi bir sorun haline geldi. Bir \u00f6rnek vermek gerekirse:<\/p>\n\n\n\n<p>2023\u2019de 2+1 bir dairenin kiras\u0131 ortalama 4.000 TL iken, 2025 itibariyle ayn\u0131 daire i\u00e7in 11.000 \u2013 14.000 TL band\u0131 isteniyor. Tabi bu en baz seviyede standart bir ev tipi. Hali haz\u0131rda biraz \u00e7a\u011fa uygun, \u00e7oluk \u00e7ocu\u011fun sosyalle\u015febilece\u011fi, birazda g\u00fcvenli olsun derseniz 30 bin \u00fczeri bir kira bedelini g\u00f6zden \u00e7\u0131karmak gerekiyor.&nbsp;<\/p>\n\n\n\n<p>Baz\u0131 \u00fcniversite \u00f6\u011frencileri bar\u0131nma sorunu nedeniyle ya \u015fehir de\u011fi\u015ftiriyor ya da e\u011fitimlerini donduruyor. Memurlar, yeni tayin alan kamu \u00e7al\u0131\u015fanlar\u0131 i\u00e7in de Ankara art\u0131k \u201cg\u00f6rece uygun\u201d de\u011fil.<\/p>\n\n\n\n<p>Resmi T\u00dc\u0130K verileri her ne kadar genel T\u00fcrkiye enflasyonunu verse de,&nbsp;<strong>Ankara\u2019da ya\u015fanan reel fiyat art\u0131\u015f\u0131 ayr\u0131 bir ekonomi hikayesi&nbsp;&nbsp;olu\u015fturuyor<\/strong>. \u00d6rne\u011fin:<\/p>\n\n\n\n<ul class=\"wp-block-list\">\n<li>Mahalle pazar\u0131 ve semt marketlerinde meyve-sebze fiyatlar\u0131, \u0130stanbul ile yar\u0131\u015f\u0131r hale geldi.<\/li>\n\n\n\n<li>2023 y\u0131l\u0131na k\u0131yas yap\u0131ld\u0131\u011f\u0131nda bir \u00e7ok \u00fcr\u00fcn grubunda d\u00f6rt kat fiyat fark\u0131 skalas\u0131 sadece enflasyon art\u0131\u015f\u0131 ile a\u00e7\u0131klanamayacak bir hale geldi.\u00a0<\/li>\n\n\n\n<li>Artan n\u00fcfus, arz-talep dengesini bozarken k\u00fc\u00e7\u00fck esnaf da bu dalgadan etkileniyor; rekabet g\u00fcc\u00fc d\u00fc\u015f\u00fcyor.<\/li>\n<\/ul>\n\n\n\n<p>Ankara her ne kadar y\u0131llard\u0131r b\u00fcy\u00fcyen bir metropol olsa da bu kadar k\u0131sa s\u00fcrede, bu yo\u011funlukta g\u00f6\u00e7\u00fc kald\u0131racak bir alt yap\u0131ya sahip de\u011fil. \u00d6zellikle; toplu ta\u015f\u0131malarda ya\u015fanan a\u015f\u0131r\u0131 yo\u011funluk sabah ve ak\u015fam s\u00fcre\u00e7lerinde tam bir kaosa d\u00f6n\u00fc\u015fm\u00fc\u015f durumda.&nbsp;<\/p>\n\n\n\n<p>Yeni konut alanlar\u0131n\u0131n h\u0131zla ve plans\u0131z \u015fekilde \u00e7o\u011falmas\u0131 ise, ye\u015fil alanlar\u0131 ve \u015fehir esteti\u011fini tehdit ediyor.<\/p>\n\n\n\n<p>Evet, Ankara hala g\u00f6rece g\u00fcvenli bir \u015fehir. Ancak fiyatlar genel seviyesi, bar\u0131nma krizi ve altyap\u0131 yetersizli\u011fi, bu g\u00f6\u00e7 dalgas\u0131n\u0131n do\u011fru y\u00f6netilmedi\u011fi takdirde kenti ya\u015fanmaz hale getirebilece\u011fini g\u00f6steriyor. \u015eehir planlamas\u0131, fiyat kontrol politikalar\u0131 ve sosyal dengeyi g\u00f6zeten uygulamalar, bu yeni Ankara\u2019n\u0131n sa\u011fl\u0131kl\u0131 bir metropol olarak geli\u015fmesini sa\u011flayabilir.<\/p>\n\n\n\n<p>Bir Ankara a\u015f\u0131\u011f\u0131 olarak bir fark\u0131ndal\u0131\u011fa parmak basmak istiyorum.
